The contractor’s final sweep is not the same as move-in ready. After a buildout, renovation or tenant improvement project, fine dust settles on every surface, inside vents and behind fixtures, and it keeps settling for days. This checklist walks through what a complete commercial post-construction clean should cover so your space opens clean, inspected and ready for staff and clients.
What is post-construction cleaning?
Post-construction cleaning is the specialized cleaning that turns a finished construction or renovation site into a space ready for occupancy. It removes debris, construction dust, paint overspray, adhesive and residue from every surface, fixture and vent. Most commercial projects handle it in three phases.
Phase 1: Rough clean
Done while trades are finishing, before final fixtures and flooring finish.
- Remove debris, packaging, scrap and leftover materials
- Sweep and vacuum all floors to remove heavy dust and grit
- Clear dust from window sills, ledges and framing
- Wipe down exposed surfaces so later trades aren’t working in dust
Phase 2: Detail clean
Done after all trades have finished.
- Dust top to bottom: ceilings, light fixtures, vents and diffusers, door frames and walls
- Wipe all horizontal surfaces, including above-eye-level ledges and the tops of cabinets
- Clean inside cabinets, drawers and closets
- Remove paint overspray, adhesive and labels from glass, fixtures and hardware
- Clean interior windows, tracks and sills
- Detail restrooms and break rooms: fixtures, mirrors, dispensers and appliances
- HEPA-vacuum carpets and clean hard floors
Phase 3: Final touch-up
Done a few days later, right before occupancy or the final walkthrough.
- Re-dust surfaces where construction dust has resettled
- Final floor care: scrub and finish hard floors, deep clean tile and grout, or extract new carpet with commercial carpet cleaning
- Spot-clean walls and doors for fingerprints and scuffs
- Polish glass, entry doors and stainless steel
- Exterior: power wash entries and walkways and clean windows inside and out
- Walk the space with the punch list
What crews most often miss
- Air vents and returns. Construction dust in HVAC recirculates for weeks after move-in if vents aren’t cleaned and filters aren’t changed.
- Tops of doors, cabinets and light fixtures. Out of sight at standing height but full of dust.
- Window tracks and door thresholds. Grit packs in during construction.
- Floor finish timing. New VCT needs to be properly cleaned and finished before traffic starts. See our guide to stripping and waxing VCT floors. Luxury vinyl is different and should never be waxed; here’s how to clean LVP flooring.
Special cases: medical and lab buildouts
Medical offices, dental suites and labs need an extra level of detail after construction because dust affects sensitive equipment and infection control. Plan for hospital-grade disinfection as the last step before patients or lab work begin.
Schedule it with the construction timeline
Book your cleaning crew early and coordinate each phase with your general contractor or property manager. Rushing the final clean the day before move-in is the most common reason spaces open with dust still settling.

Frequently Asked Questions
What does post-construction cleaning include?
A complete commercial post-construction clean includes debris removal, top-to-bottom dusting, cleaning inside cabinets and fixtures, removing overspray and adhesive, cleaning windows and tracks, detailing restrooms and break rooms, cleaning vents and finishing the floors.
Who is responsible for cleanup after construction?
Contractors usually handle debris removal and a broom sweep. The detail and final cleaning needed for move-in is often a separate service hired by the owner, tenant or general contractor, so confirm it in your contract.
How long after construction should the final clean happen?
Schedule the final touch-up a few days after the detail clean so dust has time to settle and can be removed right before move-in.
Does post-construction cleaning include air vents?
It should. Vents and returns collect heavy construction dust. Cleaning them and changing HVAC filters keeps dust from recirculating after move-in.
